How to read this
The low end is what a tenant-friendly listing in a less-desirable spot might command; the high end is a turnkey, well-located property with a strong photo set. Most listings settle within $100–$200 of the median. If you'd aim for the high end, plan on a longer days-on-market trade-off.
How rents work in the Sea to Sky
Sea to Sky long-term rents have outpaced BC averages since 2020. The drivers are limited supply, in-migration from Vancouver, and strong year-round employment in Whistler and Squamish's recreation, healthcare, and tech sectors.
Whistler commands the highest rents in the corridor by a wide margin, typically 20–25% above Squamish for comparable properties. Pemberton is the most affordable, usually 10–15% below Squamish.
The biggest single rent-driver besides bedroom count is whether utilities are included. Furnished properties also command a real premium, but they come with turnover risk and tenant-screening complexity that owners often underestimate.
BC's annual allowable rent increase for existing tenancies is capped each year (typically 2–3%). The estimate above is for a newlisting, not what you can raise an existing tenant's rent to.
