What does Avesta charge for strata management?
Strata management fees vary with the size of the corporation, the number of units, and the level of service required. We'll quote a flat monthly rate after a no-obligation review of your strata's needs. No hidden markups on trade work, and the rate is fixed for the term of the contract.
What's included in the management fee?
Council meeting prep and attendance, AGM and SGM coordination, monthly financials and bank reconciliation, bylaw enforcement, contractor coordination, owner communications, and Strata Property Act compliance. Anything outside that scope (large capital projects, depreciation reports, RTB or CRT hearings) we discuss in advance.
How responsive is your emergency line?
Our office answers (604) 815-4545 during business hours, and we keep a 24/7 emergency line at (604) 815-4010 with an on-call manager for genuine after-hours emergencies. For everything else, we follow up as quickly as we can.
How do you handle bylaw infractions?
Owners and residents can report a bylaw issue through the Bylaw Infraction Form on our Resources page. We investigate, document, and follow the Strata Property Act's notice and hearing process. Council decides on fines or escalation; we handle the paperwork and tracking.
Can owners and residents access financials and documents online?
Yes. Every owner gets access to the PowerStrata portal where they can view current financials, meeting minutes, bylaws, and their own ledger. Tenants of strata-managed buildings can use the ManageBuilding tenant portal to pay rent and submit maintenance requests.
Do you manage small stratas?
Yes. We work with everything from small townhome stratas (under 20 units) through to mid-sized condo buildings across Squamish, Whistler, and the Sea to Sky corridor. Smaller stratas often benefit most from a local manager who knows the building.
